The Site comprises agricultural fields, measuring circa 7.44ha in total. It is located on the northern edge of Great Shelford and Stapleford, adjoining existing properties along Mingle Lane and Hinton Way. The built-up area of Great Shelford and Stapleford continues to the south, comprising largely residential estate development. The north-eastern built-up area of Great Shelford continues to the west of the Site. To the north are agricultural fields. To the east of the Site is Stapleford Cemetery, with its access road off Mingle Lane adjoining the southern section of the Site’s eastern boundary. Beyond the cemetery is agricultural land on the northern edge of Stapleford, extending up to Haverhill Road, where a retirement village known as Strawberry Fields has recently been constructed. The Site’s landscape features are confined to the field boundaries and generally comprise hedgerows of varying quality and scattered hedgerow trees. The mainline railway line is located approximately 290m west of the Site, with Shelford railway station located roughly 320m to the south west, on Hinton Way. There are no public rights of way crossing the Site nor adjoining its boundaries. It is expected that the Site will be served by a simple priority-controlled junction on the northern side of Mingle Lane, with access provided by the strip of land between properties no.27 and no.31. Pedestrians and cyclists will be able to utilise the main vehicular access from Mingle Lane as well as an existing link that is currently situated between properties no.42 and no.44 on the eastern side of Hinton Way.
